FASTflatfee.com is a service and website owned and operated by Propertio Inc, a Florida licensed real estate broker (FL broker license #CQ1051224).  The flat fee listing service is offered to sellers (or landlords) who wish to save tremendous amounts of money when listing their property on the MLS and hundreds of real estate websites, without the high cost of traditional real estate commissions of typically 6%. For a small flat fee, owners can benefit from the marketing power of the MLS and the many other real estate websites typically only available to real estate agents. We are a direct provider of flat fee MLS listing services, not a referral company or middle-man.

We are guided by the principle that one shoe does NOT fit all – we offer choices for every need and budget. Need little to no help, except gaining access to the MLS and the agent network? We charge a very small fee for that. Need more help and guidance through the transaction? We can do that. Would you like a professional to handle the sale from the begining until the end, with little to no input from you? We got it – we can do it “full service” for a sensible and fair fee. Your choice how much or little help you need from us!

Areas we currently cover:

  • Miami-Dade County and Broward County – the property will be listed in the SouthEast Florida MLS, owned and run by the Miami Association of Realtors, the largest MLS in the area with over 40,000 agent members
  • Palm Beach County, Martin County, St Lucie County – the property will be listed in the Beaches MLS, owned and run by the Realtor Association of Palm Beaches, the largest MLS covering the 3 counties, with close to 20,000 agent members

What is the MLS?
The MLS (Multiple Listing System) is a database where real estate agents list properties for sale or rent. By listing a property through the MLS, the owner (through the listing agent) is also offering a commission to the real estate agent that brings a buyer or tenant.
Why would I want my property listed in the MLS?

90% to 95% of properties sold in the United states are sold by real estate agents. The only way to assure those agents that they would be compensated if they bring you a buyer (or tenant) is through the MLS, as the MLS listing is a contract for cooperation. With such a large number of listings in the MLS, agents litteraly do not have the time to look elsewhere and negotiate compensation with individual sellers before suggesting properties to their clients. 

The other 5 to 10% of buyers will come without an agent. But how do you reach most possible unrepresented buyers who may be looking on so many different websites? By hiring us and allowing us to place your property on the MLS, and through the MLS advertise your property on all websites that matter in one shot.

Whether you’re looking to attract agents and their buyers, or looking for that buyer who is shopping without an agent, you need to be in the MLS and the 100s of websites we advertise on to make sure buyers (and their agents, if they have one) are even aware of your property!

Do you have a lowest price guarantee?

No. BUT we provide the best value and customer service, and most efficient flat fee service at a very fair price.

Note that a lot of low cost providers will charge you additional fees, for example for changes to the listing, for listing agreement extensions, additional pictures, showing assistance, etc So do make sure you compare apples to apples when comparing serviced offered.

Look or ask about their equivalent service of: a local MLS listing, with maximum photos, until you sell, advertised on all major real estate websites (Realtor.com, Zillow, and Trulia being the most important ones), including real estate broker websites, with free unlimited changes to the listing, and no other hidden charges or extra fees. Also make sure you’re dealing with the direct provider of the service, a local licensed broker, and not a referral service.

Do you charge a fee to the buyer or buyer's agent at closing?
No. We never charge a fee to the buyer or buyer’s agent. The only fee we receive is the fee you pay us.
Do you really have no hidden charges or extra fees?
Correct. Never a hidden fee, extra charge, or nasty surprise. We only charge the small flat fee upfront, and that’s it.
Are there any refunds if I cancel early?

Yes and No.

If you cancel AFTER the listing has been activated in the MLS and started showing up on partner websites, there will be NO REFUND as the work has already been completed and the service provided.

However, if you just change your mind immediately after you sign up and BEFORE we had a chance to list your property on the MLS, then yes, we will refund the fee you paid.

How do I report a contract or a sold property (or a rented property)?

Through the Change Request form on our website. In fact it is MANDATORY that the listing status alway be kept current, or the MLS will impose onto us fines that we will recover from you.
